About Seeb

Less than half an hour from the centre of Muscat, the wilayat of Seeb is a favorite’s residential area among Omanis.  Seeb is an ancient fishing village with a number of historic monuments and is famous for its bullfighting.  Seeb has traditionally been the ‘country home’ for well to do Omanis who used to own small farms in the area where they would spend their weekends and holidays. 

Seeb occupies a narrow strip of coastline along the Gulf of Oman, north of Muscat, and has now become a thriving township which boasts having the largest shopping centers in Oman, cinemas, bowling alley, restaurants, the Sultan’s School, pristine beaches, green date palm orchards.  The international airport of Muscat is located in Seeb.  The Sultan Qaboos University, the Rusayl Industrial Area and the Knowledge Oasis Muscat are all located very close to Seeb.

Home Buyer's Guide

It’s easy to own a new Grand Home
Since buying a home is probably the biggest investment you may ever make, we expect that you will have many questions regarding the process of buying and building your Grand Home.  For these reasons, we have provided you with a home buying guide that will lead you through the process and will answer most of your questions.

Choose a floor plan
Your sales consultant will guide you through a comprehensive selection of designs to find one to best fit your lifestyle.  Our designs give you the flexibility to choose optional rooms, front porches, balconies, and more.  Floor plans can be customized for a fee to meet your specific needs.

Choose a plot for your home
Once you have chose your plot of land, the next step is to decide on a floor plan.  A sales consultant will go over the plot map with you to point out the available plots sites and their specific features.  Be sure to visit the site prior to purchasing to make sure it's the one for you.

Secure the home with a contract and check
The next step involves signing an agreement and securing it with a deposit.  The sales consultant will walk you through every detail of the agreement to ensure that you understand it.

Meet with Alliance Housing Bank for Home Loan
At this point, 
Alliance Housing Bank will be happy to assist you. Alliance Housing Bank finances most of the homes for our customers.  They have very competitive rates and will provide you with a fair and honest quote.  After receiving loan approval, all we need is a copy of the pre-approval letter.

Appointment for loan application
The first step is to make an appointment with
 Alliance Housing Bank for your loan application.  You’ll need to bring the following items to your appointment:

Completed loan application form with signature
Copy of valid Omani identity card (passport copy for female applicant (s) who do not have a valid identity card).
Most recent salary slip.
Proof of additional income (if any) for rented property (rental agreement, copy of title deed (Mulkiya) of rented property and completion certificate).
Bank statement (stamped, if not on bank's letterhead) of the applicant(s) bank account for the last six months..
Copy of marriage certificate in case of married couple applying for a joint loan.

In case of self-employed applicant(s), in addition to the above:

Last three years' audited financial statement.
Bank statement (stamped, if not on bank's letterhead) of the business for the last six months.
Copy of commercial registration, computer print-out from the Ministry of Commerce and Industry.
Liability certificate for loans/facilities of the business from other banks
 

Make your personal color selections
Mustaqbal Home will customize your home to fit your lifestyle needs.  We want your home to be as distinct and individual as you are.  Each Grand community is equipped with an extensive color selection room where you can select your brick, carpeting, flooring, countertops, tile, cabinets, appliances, wallpaper, and more.  Your selections must be made within a specified time period once your contract has been accepted.

Watch your Mustaqbal Home become a reality
Once your selections are finalized and changes to your plan have been completed, the construction process begins.  Your builder, the municipality inspectors, our engineering inspectors, your builder’s manager, and, if applicable, continually inspect your home for sound and proper building methods.  Minor problems and adjustments are handled routinely during the final stages of construction.  When the building of your home is complete, it will have passed multiple inspections before it is presented to you. 

Close at Ministry of Housing Title
When your home is complete, you and your builder will do a homeowner orientation and inspection walk-through. Then, the closing date will be scheduled and you will receive a letter regarding the final price to closing.  Once the documents are signed and the loan is funded, the keys will be released to you by Mustaqbal.

Move in
The moment you’ve been waiting for has arrived!  After closing you will receive a detailed warranty booklet explaining our warranty procedures and policies, as well as information on caring for your new Grand Home.  Our Warranty team is here for you to answer any question you may have or concerns about your new home.
